Pyramid-shaped villas in chukum plaster and Pucté wood around a botanical arboretum, with a private beach reserve at the edge of Sian Ka’an.

Candela is a collection of 12 villas on a 2.5-acre (one-hectare) jungle plot in Region 15, Tulum, and five remain in its final phase. The four- and five-bedroom villas start at 5,587 sq ft (519 m²) of living space, from $1,350,000 USD (approx. MXN 23,909,000).

A day at Candela: The lighting shifts through the day, tuned to circadian rhythm, and the chef’s kitchen opens to a double-height great room that runs out through floor-to-ceiling glass to the jungle. The private pool holds the afternoon, and the rooftop jacuzzi takes the sunset over the canopy. The sauna, cold plunge, and spa are a short walk along the arboretum paths, and the private beach reserve is about 22 minutes by car, at the entrance of Sian Ka’an, the UNESCO World Heritage biosphere south of Tulum. La Veleta and Aldea Zama are seven minutes away, and Tulum International Airport (Felipe Carrillo Puerto) about 25.

What can a buyer shape, and what is shared?

Each villa can be customized down to finishes, kitchen layout, lighting, wellness equipment, and a studio room, with in-suite thermal therapy, hydrotherapy, or a training room as options. Shared spaces add a zen garden, a gym, massage rooms, an apothecary, and a juice bar, with food and beverage service on the private beach.

Who designed Candela?

The architecture is by Macías Peredo, the studio of Salvador Macías and Magui Peredo, whose work from 2014 to 2024 is collected in El Croquis No. 225. The villas are laid out around a 9,192 sq ft (854 m²) arboretum modeled on pre-Hispanic gardens, joined by circular paths that recall the Maya sacbé roads, and finished in chukum, Pucté wood, and natural limestone, with multi-layered wooden windows fitted with mosquito netting and blackout. Interiors are by Habitación116 and furniture and millwork by Vasava, for developers Coba Capital and West Gardens. Over 70% of the site is kept as jungle, and water is filtered and treated on site.

Candela is offered for sale in Region 15, Tulum. More pictures available on request. Contact us for floor plans and current availability.
