About Jana Mihalikova

Heron Real Estate | Founder & Advisor

Jana Mihalikova is the Founder and Advisor of Heron Real Estate. Originally from Slovakia, she has called the Riviera Maya home for over six years — bringing to this market the curiosity to understand it and the analytical discipline to interpret it clearly.

She knows its rhythms, its developers, its neighborhoods at every stage of maturity, and its trajectory. She also knows its risks — and she names them. Buyers here are often navigating unfamiliar legal frameworks, presale structures, and a market where enthusiasm frequently outpaces due diligence.

Before founding Heron, Jana built her real estate career at premium brokerages in the region, advising international buyers and investors on sound acquisitions across Playa del Carmen, Tulum, and the Caribbean coast. Prior to real estate, she spent fifteen years leading multinational advertising campaigns for global brands including L’Oréal Paris, Volvo, and BNP Paribas — a career that sharpened how she reads a market, positions an asset, negotiates a deal, and holds the bar on delivery. That background is equally what sellers and developers at Heron find valuable.

At Heron Real Estate, clients work directly with Jana from the first conversation to closing and beyond. They can expect rigorous due diligence, honest market perspective, and an advisor who understands both the legal and commercial landscape of acquiring property in Mexico — and who will tell them clearly when something is right, and equally clearly when it is not.

Her deep interest in architecture and design informs how she evaluates every property she takes on — for buyers, it shapes the standard of what she recommends; for sellers, it shapes how she sees and communicates the value others might miss. Good architecture, she believes, is the most honest signal of long-term value: what a property will be worth not just at closing, but a decade from now.

She works fluently across four languages and cultures — which matters in a region where buyers and sellers arrive from Europe, North America, and Latin America, each with different expectations and definitions of value.

Heron Real Estate was built because this market deserved better counsel. So do you.
