Playa del Carmen Zones: Where to Buy Real Estate in 2026

Playa del Carmen real estate zones from Playacar to Zazil-Ha

October, 2026 · Written By Jana Mihalikova, Founder and Managing Director, Heron Real Estate

Playa del Carmen real estate sorts into five groups of zones: the walkable beach-side core (Centro, Gonzalo Guerrero, Tohoku and Zazil-Ha), the gated communities of Playacar and Corasol, the emerging north (Colosio and the Selvamar–Xcalacoco corridor), the residential west around Cruz de Servicios and Ejidal, and a few micro-pockets in between. Each one is ideal for a different type of buyer brief, and the right one depends on how you plan to use the property.

Playa del Carmen real estate in 2026: the numbers behind the zones

A new name on the paperwork. In March 2025 the municipality formerly called Solidaridad officially became the Municipality of Playa del Carmen, by state decree. Deeds, census tables and price indices published before that date still use “Solidaridad”, so expect both names during due diligence.

A fast-growing city. INEGI’s 2020 census counted 333,800 residents in the municipality, the second largest in Quintana Roo after Benito Juárez (Cancún). Between 2010 and 2020 Quintana Roo grew at 3.5% a year, the fastest rate of any Mexican state.

Prices leading the country. According to the Sociedad Hipotecaria Federal (SHF) housing price index, Quintana Roo closed 2025 with 14.3% annual appreciation, the highest in Mexico. In the first quarter of 2026 Playa del Carmen (reported as Solidaridad) led all 74 municipalities in the SHF sample at 13.55%. By the second quarter of 2026 the state figure had eased to 11.5%, second nationally.

How to read these figures. The SHF index tracks homes bought with mortgage credit, which makes it a strong gauge of the local housing market and a directional signal for the cash-funded condo segment most international buyers enter. Individual zones, and individual buildings within them, move at their own pace.

How Playa del Carmen is laid out

Two sets of lines organize the map. Avenues run parallel to the coast and their numbers rise as you move inland: Quinta Avenida (5th Avenue) first, then 10, 20, 30 and onward to 115, 125 and beyond. Streets (calles) run toward the sea and are numbered north and south of Avenida Juárez, the city’s main east–west axis. Federal Highway 307 separates the beach side, where most condos for sale in Playa del Carmen are concentrated, from the residential west.

Two pieces of public infrastructure now pull the city’s center of gravity inland. The Municipal Palace at Cruz de Servicios, on Avenida CTM between Avenidas 115 and 125, became the single seat of municipal government after a December 2024 council decision. The Tren Maya station is based on the city’s western edge, on the exit toward Mérida.

The established beach-side core

Centro (Downtown Playa del Carmen)

Between Avenida Juárez and Avenida Constituyentes, Centro is Playa del Carmen at its most concentrated: Quinta Avenida, the ADO bus terminal and the ferry pier for Cozumel all sit within a few blocks. Visitors land here first, which keeps short-term demand steady through the year. The same energy brings noise, especially near Calle 12 and on weekends, so unit orientation, floor level and window specification matter here more than anywhere else in the city. Before committing, confirm that the building’s condominium regime permits short-term rental; the rule lives in the regime documents and varies from building to building. Explore Downtown Playa del Carmen.

Gonzalo Guerrero

North of Constituyentes and running up to Calle 38, Gonzalo Guerrero is the grid most people picture when they imagine living in Playa: residential calles, low-rise boutique buildings, cafés and restaurants within a few blocks, and the beach a short walk east. It includes the pocket locally known as Colonia Hollywood. Demand comes from holiday renters and medium-stay residents alike, which gives one unit two possible rental strategies. Check for on-site parking, since many older buildings have none, and look at the lots next door: an empty plot today can be a construction site next year. Explore Gonzalo Guerrero.

Tohoku

Tohoku is a compact gated pocket around Calle 38 between Avenidas 20 and 25, at the seam of Gonzalo Guerrero and Zazil-Ha. Townhouses and small condominium buildings set around green common areas give it a residential calm that is rare this close to Quinta Avenida. Inventory is limited, so buyers interested in Tohoku do well to register their criteria early. Explore Tohoku.

Zazil-Ha and Coco Beach

From Calle 38 north toward Avenida CTM, Zazil-Ha holds the city’s deepest stock of ocean-view condos, and most international buyers know it by its beach name, Coco Beach. Calle 38 has grown into one of Playa del Carmen’s dining streets, and the beach clubs north of the center are within walking distance. This is the premium end of the in-town market, and pricing reflects it. Review the HOA budget, the reserve fund and the building’s plan for sargassum season on its beach frontage before you sign. Explore Zazil-Ha condos.

Gated communities with a track record

Playacar Phase I and Phase II

Playacar is the gated community immediately south of the city center. Phase I is the beachfront section, with villas and low-rise condos along the coast a short walk from the start of Quinta Avenida. Phase II is built around an 18-hole golf course designed by Robert von Hagge and also holds the strip of all-inclusive resorts along its beach. Controlled access, mature landscaping and a long resale history make Playacar the zone buyers reach for when capital preservation leads the brief. Many villas date from the community’s early phases, so factor renovation into the offer. Explore Playacar real estate or read the Playacar homes for sale guide.

Corasol and Mareazul

Corasol is a master-planned community at the northern end of Quinta Avenida. Built around the Gran Coyote golf course, designed by Nick Price, with access from both the federal highway and 5th Avenue. Product ranges from golf-view condominiums to single-family lots, with a beach club for residents. Mareazul is the oceanfront condominium inside Corasol and the community’s direct link to the sand. The appeal is resort-style living with the city’s services close by. Club memberships and maintenance fees vary by sub-development, so compare them line by line. Emerging zones: where Playa del Carmen is changing fastest

Colosio

Colonia Luis Donaldo Colosio, north of Zazil-Ha on the beach side, is where the city is transforming most visibly. Boutique developments now rise on streets that were selva a generation ago, and the public beaches at Playa 88 and Punta Esmeralda, the latter with a cenote that flows into the sea, sit at its edge. Pre-construction pricing here has the most room to move of any in-town zone.

The history matters as much as the momentum. Colosio began as a 1994 settlement on federal land, and title regularization for its lots has been slow and contested, with residents still pressing federal agencies for titles in 2025 and 2026. For a buyer, this is the decisive check. Before any pre-sale deposit, your notary should confirm that the developer holds title registered in the Public Registry of Property, and that the land sits outside any pending regularization claim or dispute. With that diligence complete, Colosio can reward early buyers; without it, the risk sits entirely with you. Explore Colosio and read pre-sale vs resale in the Riviera Maya.

The northern corridor: Selvamar, El Cielo and Xcalacoco

North of Corasol along Federal Highway 307, the market shifts to planned gated communities, often grouped under the marketing label “Zona Diamante”. Selvamar’s entrance sits at Km 296, the city’s northern gateway, and the community has a rear route to the beach that avoids crossing the highway. El Cielo lies nearby, and Xcalacoco beach is a few minutes’ drive away. Life here is quieter and more car-dependent; much of the demand comes from families and remote workers who want a garden, space and a short drive into town. Explore Selvamar and Xcalacoco, or compare communities in the Playa del Carmen gated communities guide.

Residential west: long-term living and rental

Cruz de Servicios

West of the highway, Cruz de Servicios has become Playa del Carmen’s civic center. The Municipal Palace stands on Avenida CTM between Avenidas 115 and 125, and since the December 2024 council decision the city’s municipal offices have consolidated there, while the old palace downtown is being converted into a museum and cultural center. Mid-rise residential buildings, shopping and services have followed. Tenants here are people who work in the city, which makes long-term rental the natural strategy and a steadier, lower-touch hold.

Ejidal and Ejido Sur

Traditionally local neighborhoods west of the center, Ejidal and Ejido Sur now see lofts and compact studios designed for long-term tenants. Entry prices per square foot sit well below the beach-side zones, which suits buyers who measure success by yield. Street quality changes block by block, so walk the street at different times of day before you commit. Explore Ejidal and Ejido Sur.

Matching the zone to your strategy

  • Short-term rental income: Centro, Gonzalo Guerrero, Zazil-Ha / Coco Beach.
  • Capital preservation: Playacar Phase I and II, Corasol.
  • Growth through pre-construction: Colosio (with full title diligence), the northern corridor.
  • Long-term rental: Cruz de Servicios, Ejidal, Ejido Sur.
  • Family living: Playacar Phase II, Selvamar, El Cielo.

Before you buy anywhere in Playa del Carmen

  1. Ownership structure. Playa del Carmen lies within Mexico’s restricted zone (50 km from the coast), so foreign buyers hold residential property through a bank trust (fideicomiso) or a Mexican company. See can foreigners own property in Mexico.
  2. Rental permissions. Read the condominium regime for rules on short-term rental before you model income.
  3. Title and permits. For pre-construction, confirm land title, land-use approval and construction license through your notary.
  4. Running costs. Ask for the HOA budget, reserve fund balance and fee history for the last two years.
  5. Avoid the common errors covered in mistakes to avoid when buying in the Riviera Maya.

Frequently asked questions

What are the best areas to buy a condo in Playa del Carmen?

It depends on how you plan to use the property. For short-term rental income, Centro, Gonzalo Guerrero and Zazil-Ha (Coco Beach) are the strongest in-town zones. For capital preservation, Playacar and Corasol offer gated communities with a long resale history. For growth through pre-construction, Colosio and the northern corridor around Selvamar and Xcalacoco are where the city is expanding.

Is it safe to buy pre-construction property in Colosio, Playa del Carmen?

It can be, with the right diligence. Colosio began as a 1994 settlement on federal land, and title regularization for its lots is still in progress. Before paying any deposit, have your notary confirm that the developer holds title registered in the Public Registry of Property, and that the land is free of any pending regularization claim or dispute.

Which Playa del Carmen zones suit long-term rentals?

Cruz de Servicios, Ejidal and Ejido Sur. Cruz de Servicios is home to the Municipal Palace on Avenida CTM, which anchors demand from people who work in the city, while Ejidal and Ejido Sur offer lower entry prices per square foot for yield-focused buyers.
