Oscar Borja

Oscar Borja is a Canadian-Mexican dual national and a licensed Real Estate Advisor at Heron Real Estate, based in Playa del Carmen. He advises North American and international buyers on investment and residential property across the Riviera Maya.

His career before real estate was spent in Canadian corporate sales — running key accounts in Ontario and later leading Mexico-territory sales for a Canadian industrial company, where he built a distributor network from the ground up and led a team of ten. That work shaped the discipline he brings to advisory: structured account management, follow-through, and a working understanding of how Canadian and American buyers think about risk, due diligence, and long-horizon investment decisions.

At Heron, Oscar guides foreign buyers through the specific realities of purchasing property in Mexico — the legal structure, the tax and residency implications, the practical logistics a first-time buyer doesn’t know to ask about. He holds AMPI and AMII certifications and studied Business Administration at UNAM in Mexico City and Conestoga College in Ontario.
